A home inspection is necessary when buying a new home not only to negotiate desired repairs but also to help decide whether the house is a lemon or not. Here are some tips to get the most out of your home inspection.

-Use a professional you trust: your realtor or a friend will have  a recommendation

-Come prepared: Walk through the house before the inspector arrives and call attention to things you notice or are personally concerned about.

-Accompany the inspector: No matter how thorough his report there's no substitute for seeing an issue first hand. The inspector will also show you where to find the critical systems in your house.

-Inspection as honey-do list: The inspector will point out issues that may not be pressing but will need to be addressed in the coming years. Keep your inspection report handy as you move into your new home and make fixes when you're able.
