What Homes Are Selling Fast In Pooler
Have you heard of homes selling recently in less than a week? A few days? As soon as the sign goes up? Sure, Pooler is the Hottest thing but is that all it takes? What you may not be hearing is there are just as home sitting on the market for over 300 days….getting stale! What sets some homes apart? I wanted to know this myself so I researched both the HOT and the STALE homes. I was expecting to see a price point motivation or a favored community but that was not the case at all. The difference I discovered is what we have all known; the houses that move the quickest are show ready. The homes were not professional staged but the homes owners had done their homework and it showed. These homes were described as well kept, better than new, have to see to believe, and immaculate again and again. While the stale homes are the homes that start out overpriced many sellers believe this will net more money that could not be further from the truth. With the stale homes I saw price reduction after price reduction from 10,000-40,000 on homes priced 200k and below. That is huge! Especially when you take into consideration the home has sat on the market for a year. The HOT home sold on average of 98% list to sale with little to no closing cost contribution.
